Investing in Dubai properties would have made you rich if you had done so 2 years ago.
Folks, you are too late now to invest in Dubai.
My reasons are below:
1. Dubai as a city is not even developed yet as a financial center, but the apartment prices there now are at the level of well established financial centers like London & Manhattan.
2. There is massive construction going on in Sharjah/Abu Dhabi/Qatar etc...So when you look at the supply of the number of properties, do take into consideration the supply in neighboring Arab states(not just Dubai properties)
3. The builders and developers are running scared of the fact
the many of their projects are coming towards completion by next year.They very well know that investors will flood the completed properties in order to book profits.Why else do you think some of the reputed builders are offering Jaguar & other
luxury cars for buying off-plan properties.
4. A city is not just built by constructing buildings.
A city needs infrastructure to support the number of people living. The Dubai builders will advertise that Capital Gains made(if any) on their properties are tax free.
As has happened in past, I can sometimes be wrong with my argument.
But friends, you missed the boat when Dubai property prices more than doubled in one year.
But those days are over. The best you can achieve is 5-10% appreciation on Dubai property.
This an easily be offsetting by their currency depreciation itself.
